Key Milestones in the Redevelopment Journey of our Society:
In pursuance of requisition from members of the Society, the managing committee initiated the process of Redevelopment and took first step by arranging the profile presentation by 4 Project Management Consultants (‘PMC’) on May 13 and 14, 2023 namely, Naren Kuwadekar Project Consultants, Hingoo Architects, S.P. Shevade and Palash PMC. In order to elect one of the for PMC, Special General Body Meeting (‘SGM’) was called on June 25, 2023, wherein Rasik P. Hingoo Associates were elected as PMC for the Society by majority vote.
- On August 12, 2023,
A notice was sent to members of the Society for SGM to be held on August 20, 2023. Along with the notice suggestive list of amenities to form part of the tender document for redevelopment of Society was circulated for discussion in the SGM. - On August 20, 2023,
Following key agenda items were discussed and approved in the SGM:- The list circulated, along with SGM notice, for amenities to be included in the tender document for redevelopment of Society was read. Members contributed additional suggestions during the meeting in addition to the list of amenities read out to be included in the tender document for redevelopment of Society.
- The tender process for redevelopment of our Society would be close tender.
- Members agreed to carry out survey for area measurement of residential flats and shops of the Society.
- Redevelopment of our Society shall be done under Cluster Development Scheme under regulation No. 33(9) of DCPR 2034.
- On October 23, 2023,
The Society had published the Tender Notice for Redevelopment of our Society in Times of India and Maharashtra Times newspaper. The interested developers were requested to submit the interest letter to the Society. On receipt of interest letter Society had inform select developer to collect the Tender document from Society office during the period from October 23, 2023 to November 23, 2023 on all days between 11:00 AM to 5:00 PM along with payment of Rs 51,000 (non-refundable) in favor of Society. - By November 23, 2023,
The Society had issued 13 Tender documents to developers. - Out of 13 Tender documents issued by Society, Society had received sealed Tender document from below 9 developers by December 7, 2023 (as prescribed in the tender document):

- Runwal Developers Ltd. (Sandeep Runwal Group)
- Macrotech Developers Ltd. (Lodha Group)
- On December 10, 2023,
All the 9 sealed Tender document were opened in the presence of Members of Society. Copies of all the tender documents were shared with our PMC for evaluation and preparation of comparative charts. - During evaluation of Tender documents, our PMC noted that there were certain missing data/information in the tender document which need to be requested from respective developers and also our PMC suggested that along with the above submission, developers shall be requested to provide Revised offers, if any, by the prescribed date. All the information received from developers was shared with PMC for evaluation.

Comparative charts prepared by our PMC for offer received from 9 developers were shared with the members of the Society - Based on the evaluation of tender documents for Redevelopment of our Society, our PMC had recommended to shortlist below 5 developers (in alphabetic order) for Presentation of Plans and further evaluation:

4. Keystone Realtors Ltd. (Rustomjee)
5. Wheelabrators Alloy Casting Ltd. (Subodh Runwal Group)
In SGM, on February 18, 2024, the Managing Committee had announced the name of the above mentioned shortlisted developers for Presentation of Plans and further evaluation. - In the Special General Body Meeting dated 10th March, 2024, it was resolved by the members of the Society that Rasik P. Hingoo Associates will no longer be serving as the PMC for our Society’s redevelopment project.
- For the purpose of appointment of new PMC for our Society’s redevelopment project, profile presentation of below PMC’s was scheduled on:
- Naren Kuwadekar Project Consultants (Saturday, Mar 16, 2024 at 10 AM to 12 PM)
- Deodhar Associates (Saturday, Mar 16, 2024 at 12 PM to 2 PM)
- Supreme Engicons (India) Pvt Ltd (Saturday, Mar 16, 2024 at 3 PM to 5 PM)
- Strut Consultants Pvt Ltd (Sunday, Mar 31, 2024 at 7:30 PM to 9 PM)
- On 7th April 2024 Election was called for PMC election, as per the SG notice dated 23-03-2024. In All 228 members cast their vote via physical Ballot, Zoom link platform , All votes were found to be valise
The results of election is as under

Strut Consultants Pvt Ltd — 8 votes
Supreme Engicons (India) Pvt Ltd — 19 Votes
Thus Naren Kuwadekar Project Consultants is declared to be elected as PMC for redevelopement of our Society - On 7th July 2024 during the SGM the house shortlisted 3 Developer from list of 5
1. Karwa and Kewal Kiran Realtors (KKCL)
2. Keystone Realtors Ltd. (Rustomjee)
3. Wheelabrators Alloy Casting Ltd. (Subodh Runwal Group) - On 2nd August 2024 Final No Regret Offer was received from all the 3 shortlisted developer
- SGM is planned on 25th August to elect most preferable developer
